Perfect location just next door to a maze of corridors and the beer garden and the food; easy check-in. Beautifully decorated and well-kept rooms with a view.

The property is well appointed, it has professional and friendly efficient staff from the house keepers to the managers. The queen room overlooks the sea and includes tea and coffee making facilities, and glassware. The location is perfect and nice, near buses to Blackpool. At the outdoor bar they serve outstanding food and drinks.

Updated room, wonderful accommodation and really polite staff. Wonderful full cooked breakfast at 9.20, thoroughly enjoyed the food choices. A sea view balcony, an iron, and coffee in the room and the exceptionally comfortable bed. Attentive service, free parking available on site.

Thanks a lot guys for a very nice stay for two nights. The room is budget and updated, it comes with balcony, the bedroom plus a huge bed. The location is very central.

We had a comfortable bedroom. The bed was exceptionally comfortable, the amenities included a sea view balcony, an iron, and coffee.

The breakfast I had was lovely with treats and toast, for instance. The units were gorgeous and the staff were obliging people on check-out. The hotel had a very central location in perfect location on the promenade.

Exceptionally clean hotel with a modern design and marvellous views, it has a magnificent location close to centre of lytham st annes, a maze of corridors and shops and restaurants in Lytham and a short car journey to Blackpool.

Amazing swimming pool area and efficient and excellent breakfast with gluten free options, bacon, the quality of the ingredients. Super very central location, close enough to bars restaurants, and shops, restaurants, beach, buses and station. Plus, 15 minutes drive from a saltwater lake.

Very impressed with king room for wheel chair access. Had very good coffee/tea making machines, a kettle, and an iron. All in all perfect and exceptionally nice location, near Lytham town centre as well as Central shops.

The location was unbeatable - adjacent to a pier as well as the center of St Annes or the bus stops for services to Blackpool. Moreover, it was approx 10-15 minutes' walk from St Anne's Church.

The hotel offers an English breakfast — always absolutely superb. The king room is tastefully decorated and has a coffee/tea maker, a kettle, and an iron. It has exceptionally nice position to a supermarket.

Views are not so great.

Nice comfy base for celebrating birthday with fabulous employees from the house keepers. The location marvellous and stunning to Lytham town centre. Also - just off a sea of Chasseur sauce, and spa area as well.

The hotel is excellent value and well priced, has responsive staff from the house keepers to the managers. The room is air-conditioned and generous sized with a fresh feel, everything is fine! The restaurant serves fine local food.

The breakfast was gorgeous with an offering of desserts; and the staff was very good.

The room was attractive, moreover ideal in the corners all around the bathroom. Great location to attractions like a victorian pier, that was close to the hotel. We found it in a lovely area next to the sea front with the pier and shops close by, all public areas, and the the centre of town.

The guest room was attractive, included an iron and a safe box. Its fab, very central location was a plus.

Also - adjacent to Lytham St Annes in the past, shops and pubs in walking distance and the sea front overlooking the pier.

Was a nice comfy base for easter. The rooms were all spotlessly clean and cheap with comfy beds.

Had a nice stay in the summer holidays, everything was perfectly fine. The idea to include an electric kettle and glassware in the family room was nice. Pleased it had a bath. The staff were helpful and the wake up service and ironing were free of charge. Appreciated our time here: )

Stayed at a cheap room with bathroom, tea, a good breakfast. The location was brilliant for easter in Blackpool. There was Ocean Cafe nearby to grab something to eat.

The room was spotless and cheap and we thoroughly enjoyed the stay. Everything seemed perfect, clean. The staff were all polite and accommodating, EXCELLENT service.

Overall had such great stay in the summer holidays. The room was perfect, included hypoallergenic pillows and down pillows. The location was marvellous and handy, the staff were accommodating. Also, the area was lovely. I enjoyed that the hotel was 10 minutes drive from the airport.

It was truly a great stay in the summer holidays, the hotel met requirements. The venue had an exceptional location close to Ashton Gardens. Everywhere there was clean. Brilliant facilities and the pool was great.

We were able to visit st anne's pier that was so close to the hotel. Polite staff and we really enjoyed free parking:)))
